Indoto Consultancy is a Premium Expat Relocation company based out of Bangalore that caters mainly to Expatriates from corporations in their relocation needs. We help the expats find their ideal rented accommodation as well as service apartments for long term stays in Bangalore based on their customised requirements. We also provide commercial properties like office spaces, warehouses, showroom spaces, etc. to multinational companies. Top

Team

Indoto is run by Barun Sen, a mechanical engineer from Kolkata. His Japanese wife also supports in the running of the consulting company. Other than the core team, Indoto has channel partners in Bangalore and has liaison with major Realty Corporations. We also have a core team of contracted technicians like plumbers, electricians, and carpenters on contract who are available at short notice available for a separate fee. Top

Process Flow

A good requirement analysis is more than half the work done. We start by meeting the client and make a detailed analysis of the requirement for the expat for whom the tenancy is required. This goes into detailed discussion of location, property size, living condition, security, move-in time, formalities of the agreement, budget and other parameters. An elaborate list is given to the client and all such details are exhaustively noted down.

After such detail is analysed, we shortlist properties that suit to most of the parameters that are required. We make a list of all the properties in our database and submit the same to the client who decides on the ones that they would like inspect. If required, pictures of the properties are also accompanied and in cases where it's available, floor plans and layout is also provided.

On the mutually convenient date and time we meet the client and do a joint inspection of all the properties and their various facilities like the clubhouse, gymnasium, security points etc and run down all the questions that they have. We also familiarise them about the homeowners and brief them about their flexibility and other aspects that goes into the process till signing of the contract. For commercial properties, we also provide details of space, power provided, backup power, fire safety norms, security details etc to the client.

We then request the clients to shortlist three best properties so we have a leverage in negotiation with the owners.

Only when we are sure and have a written commitment from the owners of all the requirements of the client, do we suggest an Agreement or Contract-of-Terms be executed with the Company and the Homeowner. In the case the Company requests, we provide our own standard Agreement which can be edited to the requirements and customised as per the needs of the company.

We send the ownership and other necessary documents of the owner to the company and get the required legal paperwork done after which the security deposit (normally 10 months rent) is requested. At most handovers, the property work like purchasing furniture etc begins only after the deposit is received and the handover happens in 14-21 days after the same is credited to the owner’s account depending on the situation. Pre-move-in Checks

We conduct a thorough pre-move-in check of the property and ensure that its in good and tenable condition before the tenant moves in. This includes but is not limited to: Professional Cleaning, Pest control, Checking of ALL electrical points, electrical and electronic goods, furniture, plumbing in each bathroom and kitchen etc. We also perform a pre-handover run with the expat to ensure that they are satisfied with the property before moving in. Handover formalities

We meet the client on the day of handover and walk-through the property again and explain everything related to the residence. We also send a detailed mail about the various costs, charges and other details about the property and brief the expat about all details he/she requires for their peaceful residency. We make a complete thorough list of the white goods, furniture, lights and fittings including the keys and explain each to the tenant before taking signature on this Annexure to the original contract. We also take pictures at the time of handover to avoid confusion at the time of move-out. Top

During the stay

Entire duration of the stay, if at all there are any issues regarding the property, we remain the SPOC for the tenant. If there is a plumbing or electrical issue, we bridge the gap between the tenant and the society’s technician due to the language divide. Though the building technicians work for the association, we endeavour to coordinate as much as possible so the tenant does not have any issues during their stay. Top
